Education and Counseling - Our unique approach to assisting homeowners is unmatched in the industry. In an effort to greatly reduce mortgage delinquencies before they occur, we employ the following process:
Communication and Relationship Building – We reach out to homebuyers within 72 hours of loan closing to introduce ourselves, explain who we are and ensure they understand the services that are provided for them.
Pre-mortgage Counseling - At a lenders request, we offer homebuyers with a more extensive approach to preparing for homeownership. Our counselors work with homebuyers both telephonically and via web material to ensure that homebuyers have a good understanding of the home buying process, identify any potential weaknesses in the buyer’s knowledge of proper financial budgeting and provide the necessary education to become successful and long-term homeowners.
Out-bound Personal Phone Calls - Continuing for the first 6 months of mortgage payments, we call the homeowner to review the services that are available to them, get a pulse on their current financial state and validate that their mortgage payment will be made on time.
Post-purchase Counseling - We follow-up with the homeowners to see how they are “putting into practice” the topics discussed and knowledge learned during the pre-mortgage counseling process. Post-purchase counseling focuses on preparing a follow-up budget and implementing a personal savings strategy.
On-going Communication and Education – Before the homeowner’s first mortgage payment is due, and continuing each month for up to two years, we communicate to the homeowner, sound financial tips and informational resources to assist in maintaining financial stability.
Financial Difficulty Protection Services – The Foundation's mission is to protect homeowners from any type of unforeseen financial difficulty whether it's a loss of job or anything else. So to accomplish this goal, each enrolled homeowner is provided with a minimum of one year Mortgage Payment Protection through the Foundation's Rainy Day Program. The program makes available a general pool of emergency funds for mortgage payment grants.
Early Delinquency Counseling - This is a positive approach to provide assistance to well-intended homeowners who have nonetheless demonstrated difficulty in making the monthly mortgage payments. A counselor will determine the reason for the existing delinquency and work with the individual borrower(s), analyzing their overall financial situation and the probability of continued financial difficulty. The goal of this program is to provide borrowers with the opportunity to review their entire financial situation, develop a successful budget, create capacity for regaining financial control and secure financial assistance. |
